FAQ about DUES

CCNA dues covers the cost of maintaining common and limited common areas (driveways, sidewalks, landscaping, and irrigation), administrative fees (taxes, postage), and keeping a reserve fund for emergencies. 
 

How much is CCNA dues?

CCNA dues is $270 (FY 2025) a month for due on the first of the month. You may pay more than one month at a time. Dues must be paid within 10 days or late fees are assessed. The dues amount may change annually depending on expenditures. 

Where do I pay my dues?

Drop off your dues in the CCNA mailbox located between 107 and 119 Cottonwood Creek Lane (next to large cypress trees). Please do not leave cash; coordinate with John Plodinec for cash payments.

How can I pay my dues?

Currently, only checks or cash are acceptable forms of payment.

How do I get payment coupons?

You can download the FY 2025 dues coupons here or contact the Association Secretary for dues payment coupons.

Is CCNA dues deducted from WPPOA dues?

No!  The CCNA is a neighborhood association within the confines of Woodside Plantation. Because of the unique neighborhood, your CCNA neighborhood monthly dues is in addition to your annual WPPOA dues.

What does the CCNA dues cover?

The CCNA dues covers lawn and shrub maintenance in all common and limited common areas, sidewalk and driveway repair, tree trimming, and a whole lot more!  Please see the Responsibilities Section for a detailed list.

FAQ about LANDSCAPING

The landscaping contractors have a contract with CCNA to perform specific tasks. Residents are asked not to supervise or ask employees of the contractors to perform work. If there are issues, please contact cottonwoodcna@gmail.com or report an issue here.

Do I need to obtain permission from both the CCNA and WPPOA for changes or additions to my landscaping?

Because of CCNA's unique situation, landscape approval is only required by the CCNA. You can download the form here.

How often should my yard be mowed?

Your monthly CCNA dues covers landscape maintenance. Yards are mowed by the CCNA contractor once a week during the summer and as needed during the winter months.

Can I plant my own flowers and plants?

Approval is required for any changes to property landscaping (request form​). Once approved, plants, flowers, shrubs, trees, grass, or natural brown mulch approved by the Association and installed and/or purchased at the owner's expense are the responsibility of the owner.  The Association will care for owner purchased plants in the course of its normal lawn/landscape maintenance. If an owner purchased plant should die, the owner is responsible for removing the dead plant from the property and replacing it. The Association is not responsible for flowers (annual or perennial) that are planted by the owner. 

What about plants and flowers in pots?

No approval is required for pots placed near the respective owner's unit. Nevertheless, the Association has the right to remove them if deemed offensive or unsightly.

When are trees and shrubs trimmed?

Tree and shrub trimming is the responsibility of the Association. The CCNA contract with the landscape company delineates when tree and shrub pruning will take place.

FAQ about Sprinkler Systems

A sprinkler system head is broken/misaligned. What do I do?

Repair of the sprinkler system, including repair/replacement of individual heads or misalignment of individual heads is the responsibility of the Association.  Please fill out the issues form or  send an email to cottonwoodcna@gmail.com detailing the address, location on the property, and the issue. You should hear a response back within 3 working days.

When does my yard get watered?

FAQ about DRAINAGE and WATER ISSUES

My sprinkler system is broken. What do I do?

Repair of the irrigation system, including repair/replacement of individual heads or misalignment of individual heads is the responsibility of the Association.  Please fill out the issues form or send an email to cottonwoodcna@gmail.com detailing the address and and the issue. You should hear a response back within 3 working days.

The french drain for my lot is backed up. What do I do?

Repair of french drains is the responsibility of the Association. Please fill out the issues form or send an email to cottonwoodcna@gmail.com detailing the address and and the issue. You should hear a response back within 3 working days.

The storm drain from the street is backed up. What do I do?

The storm drains are owned and maintained by the city of Aiken. Please contact the WPPOA to report the issue, and they will get in touch with the city.

The gutters on my house are backed up. What do I do?

Gutters and downspouts are the responsibility of the property owner. Check with your neighbors, the Chamber of Commerce, or the Better Business Bureau for a reputable company to fix the issue.

FAQ about Sidewalks/Driveways/Mailboxes

My driveway and sidewalk need pressure washed. What do I do?

Driveway and sidewalk  maintenance is the responsibility of the Association. The Association contracts on an as needed basis for the entire neighborhood. You will be contacted by email of the date.

My driveway is cracked. What do I do?

Driveway maintenance is the responsibility of the Association. Please fill out the issues form or send an email to cottonwoodcna@gmail.com detailing the address and and the issue. You should hear a response back within 3 working days.

Someone hit my mailbox. What do I do?

Contact the WPPOA for replacement. The property owner is responsible for the cost for the a new mailbox and/or post.

FAQ about Changes/Additions to HOMES

Do I need to obtain permission from both the CCNA and WPPOA for changes or additions to my home?

Yes! Approval must be obtained from both entities. To request, fill out the CCNA approval form. You can upload the form here, email it to cottonwoodcna@gmail.com, or hand carry the form to any CCNA board member or applicable chair. Once approval is obtained, submit the WPPOA form to the ARC for approval.

Do I need to put in a request to have a satellite dish installed?

Yes! Approval must be obtained for the installation of a satellite dish. Please fill out the architectural form. You can upload the form here, email it to cottonwoodcna@gmail.com, or hand carry the form to any CCNA board member or applicable chair.

Do I need permission to paint my house?

Yes! Approval must be obtained from both the CCNA and WPPOA for any changes to the exterior of the home including paint color. You can download the CCNA form here; WPPOA forms can be obtained by contacting the WPPOA
