Association Responsibilities
Maintenance and repair of all Common and Limited Common areas including:
Maintenance of the irrigation system
Lawn mowing, fertilizing, overseeding, weeding, pine straw mulching, and other landscape tasks as deemed necessary by the Board of Directors
Maintenance of shrubs and trees including trimming, pruning, and removal.
Sidewalks and driveways (unless in WPPOA easement)
Retaining walls
Streetlights (unless in WPPOA easement)
Drainage
General liability for Common and Limited Common areas.
Overseeing the general appearance of the neighborhood
Special landscaping projects that benefit the entire community
Director's insurance
Property Owner Responsibilities
All maintenance on their building (interior and exterior) and all utilities that service the building including air conditioning units. Should a utility line need repair and that line runs under the Common area, the property owner is responsible for the maintenance of that line and must return the Common area to its original condition.
Damage to the Common area and Limited Common area both real and personal if such damage is as a result of owner negligence or abuse.
Damage to objects including vehicles that are on Common or Limited Common areas unless such damage results from a tree that is on Common property.
Maintaining a clean environment around their lot.
Obtaining permission from the Association before making alterations or changes to the exterior of the property.
Obtaining permission from the Association before making any alterations, changes, or additions to the Common or Limited Common areas such as plantings, satellite dishes, lawn furniture, ceramic pots, statues, fountains, etc.
Abiding by all covenants of the Woodside Plantation Property Owners Association.
Abiding by all covenants of the Cottonwood Creek Neighborhood Association.
Assisting the CCNA with warranty issues (landscape plants, driveways, etc.)
Making certain that their tenants are fully informed of the rules and regulations of both the CCNA and WPPOA.
Tenant Responsibilities
Abiding by all covenants of the Woodside Plantation Property Owners Association
Abiding by all covenants of the Cottonwood Creek Neighborhood Association
Obtaining permission from the Association, through the property owner, before making any alterations to the exterior of the property being rented
Obtaining permission from the Association, through the property owner, before making alterations or additions to the Common or Limited Common areas such as landscaping, satellite dishes, lawn furniture, ceramic pots, statues, fountains, etc.
Maintaining a clean environment around the property that is being rented.
